This listed barn was built in 1828 and forms part of a wider farm complex, the most intriguing detail was the original blackened brick date built into the walls. The barn is situated close to the banks of the River Parrett and the bricks used in its construction would have been transported by Parrett Barge from Bridgwater.
We were instructed in 2015 to design a proposal for a conversion to residential use. Following two applications and the involvement of Clive Miller Planning we were able to navigate around Taunton Deanes strict sequential testing for the conversion of redundant buildings into residential properties, planning and listed permission was granted in May 2017.
The scheme was then drawn up into a detailed working drawing package and listed conditions discharged with construction starting on site by Contractors Cornfield Developments in Autumn 2017. The project involved the rebuilding of both lean-to structures on either side of the original cart barn. Due to location these were put on new reinforced raft foundations with continuous damp proof membranes and damp proof courses. All the bricks taken down were cleaned up and re-used. A new bespoke steel frame was erected to support the new first floors and the roof structure allowing for a vaulted ceiling. Bespoke glass roof glazing provides light into the centre of the barn through an open floor void with a feature oak staircase and glass landing.
The interior styling has retained as much of the existing brickwork as possible and most importantly retained the original date within the kitchen area. New wiring has been installed in industrial galvanised conduiting. Aluminium windows and doors add a contemporary feel to the traditional character of the building coupled with imported Western Red Cedar featheredge cladding.
The barn conversion has had a ground source heating system installed, with ground pipes carefully buried around the existing mature trees. High levels of insulation have been specified to counteract older elements of the building, giving us a good C rating.
