Originally known as Merriotts Farm, this old farm yard was once covered in derelict stone barns and a number of steel frame structures. Planning permission was granted for two small detached dwellings by Greenslade Taylor Hunt and the site purchased by our client. We were approached by Lance Purchase Construction Ltd to work with the client to develop the existing proposals into higher quality, semi-bespoke properties meeting modern standards of design and layout and maximising the plots outstanding position and outlook.
The proposals increased the footprint and attached the garages to the properties to provide utility and downstairs cloakroom. The traditional appearance of the previous scheme was retained to the road side elevation, keeping the properties matching in scale and materials to that of the street scene of Wearne. Natural stone was reclaimed from the site and ensures the properties have a very high quality appearance with bespoke timber windows set under oak lintels. A small porch adds depth to the elevations along with the garages being set back from the main facade.
To the rear, the south orientation and elevated views have been maximised by taking a contemporary approach to design and materials. Aluminum glazing systems provide high light levels and longevity, set within a mixture of render and vertical cedar cladding. Full height windows and doors provide uninterrupted views towards the historic town of Langport and the walled development of Kelways.
The two properties are built using a timber frame system with high levels of insulation. Air source heating systems provide underfloor heating on the ground floor and traditional radiators on the first floor including domestic hot water provision. Along with the high specification glazing the properties have achieved a B rating (a scoring of 85, with 92 being an A).
